Tonsleys cottages frequently still have the bathroom in a ground-floor rear extension, a Victorian arrangement that modern buyers dislike. Moving it upstairs into a bedroom is the single highest-value change on that stock, and it is achievable because the runs are short — but it needs the soil stack extending and the floor structure checking. Southfields houses usually have well-sized first-floor bathrooms already.

The properties we see in Wandsworth

The Tonsleys are 1850s–1870s two-up two-down cottages: solid-walled, almost no floor void, and with lath-and-plaster ceilings, which makes them the most difficult properties on our patch to run services through. Southfields is a large 1900s grid of substantial Edwardian houses, mostly intact as family homes, with generous voids and logical layouts — much easier to work in. Earlsfield is smaller Victorian terrace, heavily converted to flats. The riverside developments are post-2010 with three-phase supplies, heat networks and management companies.

Planning in Wandsworth

Wandsworth is a comparatively permissive authority, and much of the Southfields and Earlsfield stock retains permitted development rights. Conservation areas apply around Wandsworth Common and parts of the Tonsleys. Riverside apartment blocks bring lease and management-company consent into play, and several require a permit to work and out-of-hours restrictions that materially affect the programme.

What bathrooms involves

A full bathroom renovation in Fulham is £12,000–£30,000 depending on specification and whether drainage moves. The cost driver in a Victorian terrace is rarely the sanitaryware — it is falls on the waste run, floor build-up, and getting extraction to an external wall.

Consider this if

  • The bathroom is original and everything needs replacing
  • You want to add an en-suite to a bedroom or loft
  • There is a persistent leak or damp in the ceiling below
  • You want a wet room or level-access shower
  • The layout wastes space in a small Victorian bathroom
  • The extractor has never worked properly

What's included

  • Full strip-out and disposal
  • New hot and cold feeds, waste runs with correct falls
  • Tanking to wet areas before tiling — not just around the shower tray
  • Underfloor heating where the floor build-up allows
  • Mechanical extraction ducted to an external wall, not into the loft
  • Tiling, sanitaryware installation, electrical certification

The standard we build to

Wet areas tanked before tiling, electrical work zoned and certified to BS 7671 Part 7 Section 701, and extraction rates to Building Regulations Part F.
