Can you renovate a house for 20k in the UK?
£20,000 covers a cosmetic refresh — redecoration throughout, new flooring, and either a modest kitchen or a bathroom, but not both. It does not cover structural work, rewiring or replumbing, and in London it is realistically a one-room-plus-decoration budget.
At £20,000 the honest framing is refresh rather than renovation. Full redecoration of a three-bedroom house is £6,000 to £10,000 done properly, including preparation and making good. Good quality flooring throughout is another £4,000 to £8,000. That leaves enough for a modest kitchen or a straightforward bathroom, not both.
It is a budget where the order of work matters more than anywhere else. Anything that involves opening up walls or floors later will damage what you have just paid for, so if a rewire is likely within five years, do not lay new floors now. This is the single most common way a £20,000 budget gets wasted.
It is also the budget where doing less, better, pays off most visibly. A well-prepared, well-painted room with sound plaster looks far better than three rooms decorated over cracked walls. Preparation is the majority of a decorating cost and it is the part cheap quotes leave out.
If the house has genuine defects — damp, a failing roof, dangerous wiring — £20,000 is better spent entirely on those, with nothing left for cosmetics. It is not a satisfying answer, but a dry, safe house with old decoration is worth considerably more than a decorated one with a leak.
